Tips For Preparing Your House For Sale


To maximise the appeal of your home in competitive market, making a few simple changes and improvements can increase the chances of sale at the best price possible. 

Here are some simple low-cost tips, to encourage and entice those potential buyers.  

De-personalise your items
You want your potential buyer to walk into your home, and see the space as an almost blank canvas where they can imagine playing out their own style and family lives. Think neutral colours, white or cream walls, fewer personal belongings 'lying around', less photographs etc. Wear the hat of a critical buyer, and try to as much as possible see themselves in your home. Tip: Well placed mirrors around your home such as in your lounge-room or hallway, allow them to do just that! 

De-clutter your home
Did you and your family outgrow your home? Don't let them see that with tell take signs of furniture excesses, overflowing storage etc. You won't want them thinking that the same may happen to them. Leave no clues that your home could be anything short of ideal for them. Open windows, and maximise natural light to make your home feel as spacious and as light and airy as possible. Conduct a thorough spring clean: ensure kitchens and bathrooms are spotless! If you need to, make the most of friends and family to get excess 'stuff' out of the house in lofts, sheds. This can make all the difference. 

Show Planning Potential
If possible, it’s a really great idea to apply for planning permission for an extension for example to highlight the potential of your property. Laying these plans out for buys to see, this will encourage them to understand that your house has greater potential, which adds perceived value, and may have been something that they'll be needing in the future.
Sensory Details
Stimulating the senses of potential buyers is a great idea to really help visitors feel at 'home'. Neutralising any pet odours is particularly important. Tap into all the senses by baking cake or some cookies will induce feelings of comfort, of homeliness. Purchase beautiful flowers, light the fire and purchase flowers. It's always a good idea to make sure the family pet is elsewhere for the day.

Leave them be
When prospective buyers are looking around, it's helpful to be out of the house. This will ensure they feel free and able to look around at their own leisure, voice opinions and generally feel comfortable. The estate agent will keep an eye on buyers for you and be able to answer questions on your behalf.

First Impressions
We know that first impressions always matter count. So give your home the complete scan and make sure those smaller details are taken care of. Give the front door a fresh coat of paint, clean windows and window sills, mind those cobwebs and clean things like curtains and light fixtures if they are getting dusty. 

On their own these are low cost tips, but combined they can really make all the difference and enhance the overall feel of your home to entice buyers & hopefully into your dream home with a little extra money in your pockets.
