Part 2 - The Architect/Builder Relationship & How it's Vital to your New Home

Our previous post introduced the idea of the architect/builder relationship, and outlined how it's a vital part of building a new home. Let's explore this further.
When building a new home, the architect and builder often work together to create the specifications, which are critical for inclusion into the contract drawn to provide the owner with a more informed understanding. Generally mutual discussions take place and there is often dual authorship. As the project moves forward, the architect becomes increasingly confident in design execution according to plan specifications and the builder pushes forward efficiently with speed producing important processes made early in the project.

The architect stands as an advocate In quality and pricing for the owner and keeps an excellent and experienced ear to assure the owner that both are matching industry expectations. Generally speaking, as an infrequent consumer of new home building or remodelling, the owner is often unclear about what is reasonable to expect.
The experienced residential architect can offer the assurance to the owner.
Additionally, the residential builder who is in charge of the daily operations, works toward quality controls and meeting expectations, with a team of carefully selected sub-contractors. In this way he/she stands as an advocate to comfort the client regarding work produced on-site. 

Oftentimes, questions arise during the construction process relating to details that are important to the project. This can be anything from time expectations, to the method employed by a particular subcontractor. As a team, the architect and builder work out the details, assess the best solution and then present these to the owner for a final, informed decision.
In addition, owners typically have questions about changes in the inclusions or scope of the project. This is absolutely part of the process, and one that any great team of residential architects and builders will be able to encumber with ease.
With a star, operational, experienced and effective team in place, the owner’s involvement becomes that of an informed and enabled decision-maker instead of having to do tremendous work outside of the team.
