Contact & Response (1 to 3 weeks)

Upon request, we will undertake a non-intrusive site visit and prepare a Development Analysis of your property. This Analysis is at no cost and is obligation free, however we do recommend a Surveyor’s contour survey be commissioned at the outset for accurate estimation of costs. If requested, we will commission such survey on your behalf.

Design (6 to 10 weeks)

Should you wish to proceed to design stage, a deposit of $5,000 will instigate such works. This fee is deducted from the cost of the home should you proceed to construction. The evolution of designs may continue for up to 10 weeks, during which time we will combine our architectural creativity with input from our planner, quantity surveyor and in-house builders. This synergy ensures from the outset that the chances of development approval are improved, cost efficiencies are utilised without sacrificing quality or architectural integrity and the overall build-ability of the project is considered. Tenders will be submitted during the design stage to keep track of the overall cost as the design develops. A final fixed tender will document every detail, finish, selection and inclusions specific to your home to support the proposal.

Approvals (Project specific)

Once the design, tender price and detail are finalised, the next step is submission of a Development Application to Council. To commence this stage a deposit of $15,000 is required, towards the cost of all standard reports, plans and documents (prepared both in-house and by external consultants) including Council Development Application fees. The deposit is deducted from the cost of the home should you proceed to construction. Once Council approval is granted, a Construction Certificate will be sought through a Private Certifier, where additional plans and reports will be commissioned and all details finalised prior to contract.

Contract (Project specific)

A ‘Department of Fair Trading Building Contract’, is prepared during the Approvals stage and forwarded to our customers for their thorough appraisal, to be executed only upon Council consent. Within 10 working days of the execution of this contract, the construction will commence. Our customers are introduced to the Construction Supervisor and to each tradesman as they become involved, and are encouraged to work directly with all Chateau staff when and if necessary. As the project develops we will meet with you on site to discuss any aspect of the project or question which may arise.

Completion

Upon completion of the Building Works, we hand-over the project and undertake a detailed final inspection of the home, familiarising you with every detail of the building, the correct use of all machinery, electronics, equipment and appliances, as well as presenting warranties for same. We revisit the home after a few months to perform any ‘touch-up’ maintenance work if required.
